Mortenson Investment Group (MIG) was founded in 1995 by Loren Mortenson
as a merger of business and other real estate holdings in existence since 1980.
MIG is a multi-dimensional commercial real estate development, leasing and
private investment company. It builds and leases large, high-class
office buildings for business tenants. Further, MIG provides management
experience in concert with private equity investment in select organizations
that share our corporate culture and financial objectives. MIG also offers
business insurance referral and consultation services.
MIG REAL ESTATE LEASING & PROPERTY MANAGEMENT
Our commercial property development, management, and leasing
division is our most visible asset. With a spirit of teamwork and
pride, our employees provide comfortable working and meeting space to more than
40 Fortune 500, Regional and Madison based businesses and their clients.
Because MIG provides top-notch customer care, only about 2% of our 750,000
square feet of lease space is ever vacant – always well below national,
regional and City of Madison averages. Businesses with relocation and/or growth
needs are encouraged to contact us, since we always have expansion and flex
plans ready to implement to create more leasable space.
Our newest projects, Landmark Oaks & Landmark Gate, are stunning
architecturally & impressive in quality of construction. These projects
alone will provide MIG with an additional 300,000 square feet of new office and
retail space for lease on the Central Beltline. In addition to a customized
office and a convenient location, many of MIG’s tenants at its Landmark Center
office park enjoy the panoramic view of the Capitol, the UW Isthmus and Lake
Monona.
MIG REDEVELOPMENT
MIG coordinates real estate development with the City of Madison, and
has partnered with the City Community Development Authority and with its
business neighbors to rebuild at-risk areas of our City through the South
Madison Redevelopment Fund. The Baxter Family (Kayser Automotive), MIG and the
City of Madison CDA recently created a ground breaking public-private
redevelopment partnership in the application for, and potential allocation of
$100,000,000.00 in United States Treasury Tax Credit Funds. These New Market
Tax Credits from the Federal Government could provide a spectacular opportunity
for our community to accomplish redevelopment in blighted areas at a previously
unthinkable scale. The partnership created by MIG, the Baxters and the City of
Madison CDA is a model for cities around our country to emulate. This critical
relationship and coordination with the City of Madison on commercial urban
infill, neighborhood redevelopment, improvements to the public transit
infrastructure and their mutual environmental concerns insure that our tenants
and families enjoy a safe, comfortable, and pleasant living and working
environment throughout their community.
MIG EQUITY INVESTMENTS
MIG makes equity investments in, and assists in management and oversight
of select privately owned entities throughout the United States, primarily in
Southern Wisconsin. Some of these partnerships are noted with more specificity
under the “Other Investments” portion of this website.
MIG PHILANTHROPY AND RECOGNITION
MIG’s private, Charitable Foundation gives back to the community. The
Mortenson Family Foundation disburses more than $200,000 annually back into our
City to assist with shortfalls in educational & social services programs.
CEO Loren Mortenson has been awarded the Distinguished Alumni Award from the
UW–Madison School of Business, been named to the Inaugural Class of the Madison In
Business Magazine Executive Hall of Fame, and “Mort” was also awarded
the Lifetime Achievement Award from the Association of Fundraising
Professionals. The Mortenson Family was recognized by the Dane County United
Way through the National Alexis de Tocqueville Society for work in Madison and
to honor a million dollar pledge made in 2002 from the Mortenson Family
Foundation to United Way. MIG was also nominated for the State of WI Family
Business of the Year Award for 2004. Additionally, the United Way
has awarded MIG first place in both Community Impact and Employee Leadership
for the past two years.
SUMMARY
MIG owns a diverse portfolio of real estate, including warehouse, retail and
high-end office, and we continue to develop. Our real estate partnerships
include ownership in such varied facilities as the Perkins Restaurants in
Madison, the largest state lease to the Department of Corrections on East
Washington Avenue, our Landmark Center Central Beltline Office Campus, and high
use professional offices on the Capitol Square. We own and assist in management
oversight of numerous private entities, and we give back to the community
through our charitable Foundation at a level that has earned widespread
accolade.
